Steps following an Accepted Offer – Pending Process – Typically once you have an accepted offer, you will complete the list below.  However, in some cases the offers are drafted in different ways, for different needs.  Once you have an accepted offer, Neil will draft a list of deadlines and guidelines to complete your specific contract.  In the meantime, the list below, will give you an idea of a typical transaction.

When you are ready to go out looking at homes, Neil makes it as simple as can be.  Simply select those homes that interest you and place them in your notebook.  Neil will access your notebook, coordinate the showings, and schedule a tour convenient to your time schedule.  No need to contact multiple agents to schedule multiple separate showings.  View them all together for a better comparison.

What is Buyer Agency

Sellers have always received representation… now, as a Buyer, you can too!  Until 1993, agents could only represent the Seller, leaving the Buyer to fend for themselves.  With Buyer Agency, you can have the much needed representation to successfully purchase your next home.  A successful Buyer’s Agent should not focus on selling you a property, but rather, concentrate on helping you buy a home.  They will point out negative features the home possesses that may affect resale value, such as poor floor plans, paying too much for a property, etc.  They will also run an analysis of the home to show you the value of the home in the current market.  And most importantly, when writing and negotiating your offer, your Buyer’s Agent should have your interests in mind, not the Seller’s.

Seller Pays The Commission!

If you decide to hire me to represent you, there is no extra cost to you.  The listing agent offers compensation to the Buyer’s Agent and is therefore paid by the Seller.  Now, don’t get me wrong, there is an expense to hiring an agent, but that expense is there with or without you hiring a Buyer’s Agent.  As an example, the Listing Agent lists a home and the Seller agrees to pay 6% commission.   The Listing Agent then lists the property on the MLS and offers, what is called, a co-broke commission.  Where now the Listing Agent and the Buyer’s Agent share the 6% commission.   If the Listing Agent were to sell you (the buyer) the home, they then would receive the entire 6%.  Here, they may be writing the offer for you, but they are representing the best interest of the Seller.

Keep in mind, if you are purchasing a home For Sale By Owner, there most likely are not offering a co-broke commission.  In this case, the seller would have agree to pay the 3% Buyer Agency Commission, since it is not being offered on the MLS.

I understand the worse part of selling your house is moving.  So to help with this daunting task, I invested in a moving trailer.  To use the trailer you just need to sign up, have a truck to pull it with, and you are all set.

It is a 7′x12′ trailer with a side door and fold down ramp door.  It hooks to any truck with proper towing capacity and a hitch with a two inch ball.  And always remember once a client always a client.  In other words, you can use the trailer any time! Moving a child to college, picking up lumber for a
deck, or purchasing a new couch and need to get it home, just call my office (or click on the link above) and reserve the trailer for free!
