The Proactive Approach – Neil’s Marketing System (Click here to download PDF)
Most home buyers form an opinion about your home within seconds of seeing it for the first time. They will probably spend less than 15 minutes touring your house, and they are going to see many other houses with similar features and amenities. Remember, you only have one chance to make a
great first impression. I will ensure that your house is in top form to maximize the selling price through the following support systems not offered by other Realtors.
‘Dress’ Your House For Sale (Click here to download PDF)
I have developed a guide – ‘Dress’ Your House For Sale – which will give you a room by room checklist of actions to prepare your home for the market. Furthermore, over the years of helping families sell their homes, I have been able to establish healthy relationships with many contractors to help you get the job done, including painters, flooring contractors, handy men/women, and much more.
Professional Home Staging
A key element of selling your home is identifying and playing up the positive features of the home. This is done through the deliberate placement of furnishings and decor. Staging is meant to aide the prospective buyer in building an emotional attachment to the home. Staging also entails identifying and minimizing the negative features. In addition staging means choosing tasteful colors and materials to use in a remodel in order to help the home stand out in an oversupplied market. I can provide you with names of preferred home-stagers in my network.
Pics that get the Clicks (Click here for Sample Pics)
A picture may be worth a mere 1,000 words in other circles, but in real estate, it enters the realm of deal or no deal. With an estimated 84% of home buyers starting their search on the internet, photos are to home sales today what curb appeal used to be: the place where first impressions are made.
Maximum Internet Exposure
Now that your is home shining and professional photos taken it’s time for the buyers to see their future home. With 84% of home buyers using the internet to shop for homes, there is no need to advertise anywhere else.
Be a part of the world’s largest internet network and get your listing on as many websites as possible. We list your home on 28 websites, which then feed to thousands.
Showcase Member- Realtor.com (Click here for the Benefits)
The number one website for buyers to search from is www.Realtor.com. This is also the website where all of Neil’s listings are “showcase” listings. My listings stand out among the others because of their enhanced features. The Showcase Features are highlighted on the above ‘Benefits’ link and compare the basic listings posted by other Realtors.
Most Recognized Sign – Century 21′s Gold Post
With any product there is always an emphasis on brand name recognition. Century 21 is the most recognized sign in real estate worldwide. When surveyed, 98% of home buyers recognize the Century 21 sign. When a consumer recognizes a sign, they feel more confident to make a call to inquire about the property This creates calls and puts me in contact with more buyers.
Out with the old – In with the new
Most agents use information boxes to get the information out to buyers. I find that most info boxes are usually empty or they have wet fliers, both of which frustrate the buyer and could steer them away from the property. Instead of frustrating buyers, I ask them to stay in their car and call to listen to pre-recorded information that describes the wonderful features your home offers. It is more than an info line, because following the professional recording, the buyer is able to select “0′ to speak to me, leave a message to have information e-mailed to them or select “7″ to have all of the information faxed to them. In addition, the moment the call is made, I instantly receive a text message and an email. I follow-up with every buyer who calls to make sure they receive the information they are looking for and, most importantly, to see if they would like to schedule a showing to view your home.
Custom Brochure (Click here for a Sample Brochure – PDF)
Let’s face it…buyers want to show everyone the house they are interested in. In most cases they want to get approval from their friends and family. In addition, buyers that come to visit your home will most likely be looking at five to ten other homes on that same day. I want them to leave with a lasting impression. Handing them another data sheet doesn’t help get anyone excited. Handing them a professional brochure does!
Courtesy Moving Trailer (Click here for More Info and Sign Up)
I understand the worse part of selling your house is moving. So to help with this daunting task, I invested in a moving trailer. To use the trailer you just need to sign up, have a truck to pull it with, and you are all set.
It is a 7′x12′ trailer with a side door and fold down ramp door. It hooks to any truck with proper towing capacity and a hitch with a two inch ball. And always remember once a client always a client. In other words, you can use the trailer any time! Moving a child to college, picking up lumber for a
deck, or purchasing a new couch and need to get it home, just call my office (or click on the link above) and reserve the trailer for free!
